Our firm has been engaged to assist Dev-Con Consultants, LLC in the sale of a historic mill, re-use project located at 618 Main Street, Coventry, Rhode Island. The mill complex is situated on approximately 4 acres of land with frontage along Main Street (Route 115), Broad Street, Mill Street and Harris Street. The mill complex has the benefit of State historic tax credits and has been preliminary planned for redevelopment as a mixed use facility including residential, ancillary, office and retail uses. Current zoning is Industrial II with a Mill Conversion Overlay.

The real estate available for sale is a 5 acre +/– undeveloped lot, which has been zoned for commercial development. The real estate is located off of Mineral Spring Avenue between Plympton and Pierce Streets in North Providence. Formerly, the real estate had been planned for development as a 40,000 square foot commercial development project.

The real estate available for sale is situated upon approximately 57 acres +/– of land. Of that, approximately 50 acres is undeveloped land which was previously used to service an on-site gentlemen’s horse farm. The real estate is located at the intersection of Dunns Corner Road and Bradford Road (Rhode Island, Route 91). Situated upon the remainder of the real estate are four residential units consisting of a main house (4,393 sq. ft.), a caretaker’s cottage (2,700 sq. ft.), a guest cottage (1,440 sq. ft.), and a stable apartment (1,066 sq. ft.).

Approximately 1.6 +/– acres of land equipped with on-site parking located at 150 Colfax Street, Providence, Rhode Island. Situated upon the real estate is a split one to two story building structure that housed a former paper recycling operation. The lower level of the structure is approximately 41,000 square feet. Of that, there is approximately 7,000 square feet of office space and 34,000 square feet of warehouse/manufacturing space. The second floor structure is equipped with an additional 7,000 square feet of office space. The Receiver has negotiated to make financing available for any potential purchaser.

Douglas Quarry

The Quarry Site is utilized as a coordinated site to accommodate earth removal operations inclusive of an active quarry, crushing and processing equipment and related recycling uses. The Quarry Site consists of approximately 131.12 acres located in Tiverton, Rhode Island described as Parcel Identification Nos. 113, Lots 60 and 65 in the Land Evidence Records of the Town of Tiverton, Rhode Island. The Quarry Site includes a total of 3,743 feet of frontage along Fish Road, which is a Rhode Island State Road and Highway Route 24 which runs from Interstate Route 195 in Fall River, Massachusetts to Route 114 in Middletown, Rhode Island.

A 25 mile radius from the Quarry Site encompasses the municipalities of Newport, Rhode Island, Providence, Rhode Island, Mattapoisset, Massachusetts and Taunton, Massachusetts. The zoning designation for the Quarry Site is Industrial, per the Town of Tiverton. Included in the links below are: a) the Tiverton Zoning Ordinance Industrial Use Table and b) the Zoning Map from the 2006 Tiverton Comprehensive Plan, designating the Quarry Site as Industrial.

The Quarry Site has immediate access to infrastructure including town municipal water, sewer, gas, electricity and communications. The Algonquin gas pipeline traverses the Quarry Site and is immediately adjacent to the National Grid high voltage transmission line.

The Quarry Site will also provide for leasehold income arising from the establishing of leasehold pad sites for wind turbines.

Anthony Mills: An 183,455 square foot historic mill building located at 624 Washington Street. The mill building is located in the Anthony Historic District of Coventry, Rhode Island and is listed on the National Registry of Historic Places. The building is equipped with a wet sprinkler system, electricity and gas and/or oil heating. A proposed redevelopment project for the mill building is eligible for Federal Historic Tax Credits and has secured $7.5 million in state historic tax credits. In addition, the Receiver is working to establish a Tax Increment Funding ("TIF") zone within the Town of Coventry for the mill building.

SSG Realty, LLC: The real estate available for sale is a 3,989 square foot condominium unit equipped for showroom / office space. The condominium is located at 61 Cedar Avenue, East Greenwich, Rhode Island. The unit was designed for showroom and office space. Approved uses for the condominium unit also include use as a professional practice center and medical care facility. Currently the Receiver has an offer to purchase the condominium for Two Hundred and Eighty Thousand dollars ($280,000.00).

AKB Realty and Botelho, LLC AKA Buddy's Place: 2,700 square feet of restaurant space situated on approximately 8,000 square feet of real estate. The restaurant space and real estate for sale are located at 79 Main Road in Tiverton, Rhode Island. The real estate sits on a heavily trafficked corner lot next to the fire station. The real estate is zoned as General Commercial and a use of the restaurant space as a drive through is possible with a special use permit. (SOLD)

The mill building is 65,268 square feet with office space / storage room and loading docks.
